Buying a new-build in Kumeū or Huapai? Here’s what to look for.

Kumeū and Huapai are growing fast, and it’s exciting to see so many new, high-quality homes popping up.

Buying a new-build is a fantastic option. You get a warm, modern, low-maintenance home where everything is brand new. But it’s a different process from buying an established home. As your local team, we’re here to “take the hard work out of it.”

Here are a few simple things to consider.

The pros are fantastic

There’s a reason new-builds are so popular.

  • They’re warm and healthy: They are fully insulated, double-glazed, and built to the latest code. This means a warmer, drier home and lower power bills.
  • Less weekend DIY: You can just move in and relax without too much DIY. There’s no 1970s kitchen to renovate or old wallpaper to strip.
  • The 10-Year Guarantee: A new-build typically comes with a Master Build 10-Year Guarantee, giving you fantastic peace of mind.

What to check: The “honest” guide

To make sure you’re making a great choice, here are a few things to check.

  1. Who is the developer? Do a quick search. Have they completed other projects in the area? A developer with a good, proven track record is a great sign.
  2. What’s the full plan? Look beyond just your house. What’s the master plan for the whole development? Where are the future parks, shops, and walkways going? This helps you understand the “human” feel of the community you’re buying into.
  3. What’s really included? That beautiful show home might have upgrades. Ask for a “simple” list of what’s standard. Does it include the landscaping, the driveway, the letterbox, and the clothesline? Knowing this upfront avoids any surprises.
