Kumeu Market Update: Lifestyle and Stability in March 2026

The latest REINZ data for March 2026 shows a housing market that is “holding its nerve”. Despite global tensions and fuel prices climbing above $3.30 per litre, the Kumeu and wider Auckland property markets have remained remarkably resilient.

While the headlines are focused on international shifts, our local community continues to trade with confidence, underpinned by the timeless appeal of our lifestyle properties and rural charm.


The Kumeu & Auckland Market at a Glance

According to REINZ, the national median price settled at $788,000, with Auckland prices remaining broadly stable. For those looking at our corner of the Northwest, the numbers reflect a more measured buyer environment:

  • Measured Buyer Activity: Nationally, sales were essentially flat year-on-year at 7,853. Buyers are still active, but they’re taking longer to make decisions in response to current cost pressures.
  • Auckland Resilience: Five of Auckland’s seven territorial authorities recorded a lift in sales compared to last year.
  • The Power of Auctions: In Auckland, nearly one in three properties (29.6%) was sold by auction in March, significantly higher than the rest of the country (9.9%).
  • Inventory Choices: Auckland has now seen 26 consecutive months of year-on-year inventory growth, giving buyers the best range of choices we’ve seen in nearly two decades.
