Selling your Kumeū lifestyle block? 5 tips for a top result.

By Tihana Vlasich

Selling a lifestyle block in Kumeū is a bit different from selling a suburban home.

Buyers aren’t just looking for a house; they’re looking for a lifestyle. They’re picturing space for the kids to run, a spot for a pony, or just a bit of peace and quiet.

As local agents, we know what these buyers are looking for. Here are five “simple,” “honest” tips to get your lifestyle property ready and get the best possible price.

1. The entrance is everything

First impressions count, especially on a rural property. The journey from the main road to the house sets the tone.

  • Make sure your entrance and gate are clean, painted, and welcoming.
  • Is the driveway in good shape? Fix any potholes and trim back overhanging trees.
  • It’s all about making the buyer feel “approachable” and positive from the second they arrive.

2. Tidy your boundary lines

Buyers will absolutely walk the property. Make it easy for them.

  • Mow a clear, wide path around the boundary fences.
  • Make sure all fencing is in good repair. It shows the property is well-cared-for.
  • Clearly mark any key features, like troughs, sheds, or septic tank locations.

3. “Zone” your land

Don’t just present a big, empty field. Help buyers see the potential.

  • The “house” zone: Make the immediate area around the home look fantastic. Think landscape planting, water-blasted paths, and a clean deck for that afternoon sun.
  • The “utility” zone: Tidy up the sheds, the woodshed, and any work areas.
  • The “pasture” zone: Keep the paddocks looking their best. If you have stock, great. If not, just having them well-mown makes a huge difference.

4. Showcase the “lifestyle” perks

What makes your property special? Show it off.

  • If you have a great outdoor entertaining area, set up the furniture and BBQ.
  • Got a veggie garden? Make sure it’s weeded and looking productive.
  • Have a stable or arena? Tidy it up so buyers can instantly picture their horses there.

5. Get a local expert’s appraisal

Online estimates just don’t work for lifestyle properties. An algorithm can’t see your new fencing, the quality of your arena, or the privacy you get from your neighbours.

We “share an insight” that a computer can’t. We know what local buyers are paying for, and we can give you an “honest” appraisal based on what’s actually happening in the Kumeū market right now.
