What’s my Kumeū home worth? (And why online estimates are often wrong)

By Tihana Vlasich

One of the first questions we get is, “What’s my home worth?”

It’s easy to type your address into an online calculator and get an instant “e-valuation.” These tools are great for a quick look, but they’re just a starting point. They’re based on algorithms, not “human” insight.

An online estimate can’t see the new kitchen you put in or the freshly landscaped backyard. And for a Kumeū property, it definitely can’t see the new fencing on your lifestyle block, the quality of your arena, or the privacy you get from your neighbours.

Why a local expert’s appraisal is different

When we prepare a property appraisal, we “share an insight” that a computer just can’t.

  • We know what North-West buyers are really looking for: We’re at open homes in Kumeū and Huapai every single weekend. We know what features buyers are loving, from a well-drained paddock to a modern kitchen, and what they’re willing to pay for.
  • We see the unique details: We look at your home’s presentation, the street appeal, the quality of your fixtures, the flow of the rooms, and that special “approachable” feel that buyers connect with.
  • We understand the local market, right now: The property market moves fast. We give you honest, “simple” advice based on what’s actually selling today in the North-West—not just on sales data from six months ago.

It’s not just data, it’s a strategy

A proper appraisal isn’t just a number; it’s the first step in a successful sale.

We’ll give you a clear, “honest” valuation. We’ll also give you simple advice on what you could do to add value before you sell, and what to leave as-is. It’s all part of a “simple” plan to get you the best possible price.

Curious about your home’s true value?

If you’re thinking of selling, or just want an accurate, no-obligation update on your property’s worth, our team is here to help. Give us a call—we’re your North-West local experts, and we’d love to chat.
